Shoosmiths plots course through complex site purchase

Property specialists at national law firm Shoosmiths have completed a major acquisition for niche housebuilder Palace Homes.
Associate Lorraine Rose, based at Shoosmiths’ Solent office, handled the legal work and overcame a host of complex issues to secure a one-acre plot in Pewsey in just 17 weeks.Acquiring land needed for highways works and ensuring that provisions for service media met developer and vendor requirements meant lengthy and detailed negotiations.
Angie and Charlie Ockwell, the husband and wife team behind award-winning Palace Homes, specialise in one-off design, high-spec homes. Based in Marlborough, Wiltshire, they have built more than 600 character properties.
Work has already begun on the Pewsey project to completely refurbish the site’s existing dwelling house, and to build two new homes.
Angie said: “Work is on schedule, and the first property will be ready to go onto the market this summer. The acquisition of this site came with a lot of hurdles, but Lorraine helped us overcome them. Quite simply, we couldn’t have got so far, so fast, without her.”
All three properties will feature the latest contemporary finishes, including cornices, glazed tiling and handmade staircases, all fitted by local craftsmen.
The result will be three five-bedroom homes. The two new properties will come onto the market at £795,000, and will incorporate privately accessed, self-contained en suite guest bedrooms. The refurbished property will be offered for sale at £750,000.
All three houses will have large kitchens, dining rooms, and lounges, as well as extensive gardens.
Lorraine Rose said: “I’ve enjoyed working with Angie and Charlie for a number of years and am delighted that we’ve been able to secure another prime site. There’s no slowing the pace of site purchases for them, and we’re already working hard to secure a site at Cold Ash, near Newbury, for a 5,200 sq ft, seven-bedroom deluxe residence.”
