What is conveyancing?

Conveyancing is the term for the legal and administrative process that comes with buying, selling or mortgaging a property or piece of land. Whether you’re a first-time buyer, an investor, or someone looking to sell your home and move up the property ladder, here at Shoosmiths we’ll provide the answer with our effective and efficient legal conveyancing services.

Our team are on hand to guide you through all the documentation, keeping you informed at all times and making your life as simple and hassle-free as possible.

Our conveyancing calculator will provide an instant quote for a sale, purchase or remortgage.

Are there Shoosmiths’ conveyancing solicitors near me?

Shoosmiths remains amongst the largest firms of conveyancing solicitors accredited under the Law Society's Conveyancing Quality Scheme operated by the Law Society for England and Wales and we are able to act for clients throughout these jurisdictions. We do not currently host personal residential conveyancing services in the Scotland or Northern Ireland jurisdictions of the United Kingdom.

About our legal conveyancing services

We have specialist conveyancing teams qualified to deal with residential conveyancing. These teams include Solicitors, Licensed Conveyancers, Legal Executives, experienced non-qualified Conveyancers, paralegals and support staff. Scroll down the page to see the Conveyancers in our team. If and when you instruct us, we will provide further information on the specific individuals who will act in your matter.

Our dedicated team of conveyancing lawyers and supporting paralegal progressors provide an unrivalled level of attention, treating each transaction with care and consideration.

We recognise that no two transactions or clients’ requirements are the same and we seek to match our services to meet every need, mindful that this can be a stressful experience which we seek to offset wherever possible. It is this level of care and attention that is reflected in our status as amongst the Law Society’s largest firms accredited with the Conveyancing Quality Scheme.

Our expert team progress our clients' instructions for 10,000 properties bought and sold each year, while our clients include private individuals, property investors, developers and lenders.

We were also the first ever professional services firm recognised with ‘legal partner’ status by Which? the Consumer Association. Yet, we are most proud of the feedback we consistently receive from our clients, evidenced by our 5-Star Trustpilot rating.

Our approach

For everyone who engages with us, you should find us:

  • Easy to communicate with: we all offer our direct dial phone numbers for straightforward access to us with advice in plain English;
  • Approachable: up to seven days a week and weekday evenings;
  • Personal: with every transaction benefiting from a dedicated adviser and progresser; and
  • Transparent: with secure access to transaction milestones and our pricing committing to a fixed price project cost wherever possible, only accounting for our fees on successful completion of a transaction.

For these reasons, we are increasingly a recommended firm of choice for clients, estate and land agents, mortgage brokers and financial advisers, housing developers, lenders and housing charities with a growing client following each year benefiting from and subsequently recommending us to friends and family. Failed transactions are wherever possible avoided as we seek solutions to overcome some of the challenges encountered as titles, planning history and contract negotiations are navigated.
